Commercial flat and low slope roofs are priced per square foot, and in 2026 the range depends heavily on the size and condition of the building. Tear off depth, insulation requirements, rooftop equipment, and membrane choice move the number more than anything else. Repairs and restoration coatings cost a fraction of replacement when the roof qualifies.
TPO, EPDM, and when each makes sense
TPO is the white membrane on most new commercial roofs: reflective, weldable seams, strong in heat. EPDM is the black rubber membrane with a long track record in cold climates, which is why so many Fargo buildings wear it. Both systems perform well installed correctly; the choice usually comes down to the building, the climate, and the insulation package underneath.
What drives a commercial quote
How many layers come off, whether wet insulation has to be replaced, code required insulation values, the number of penetrations and curbs, edge metal, and drainage corrections. Two identical buildings can quote thousands apart based on what the core samples find. A real quote follows core cuts and moisture readings, not a walk around the parking lot.
Repair, restore, or replace
A roof with isolated seam failures and dry insulation is a repair. An aging but sound membrane can often take a restoration coating for a fraction of replacement cost.
