Does Roof Rejuvenation Spray Work in North Dakota?
Roof rejuvenation spray can add a few years to a shingle roof that is dry but still structurally sound, but it does not repair cracked, curling, or hail bruised shingles, and it will not save a roof that is already failing. What does a roof rejuvenation treatment actually do?
These products are a plant oil based spray applied to asphalt shingles. As shingles age, the oils in the asphalt dry out, and the shingle turns brittle and sheds granules. The spray soaks in and restores some flexibility for a time. Manufacturers typically claim about five years per application and allow up to three applications. It is a maintenance step, not a repair, and it adds no new material to the roof.
Which Fargo roofs are good candidates?
The roof needs to be in the middle of its life, roughly 10 to 18 years old for a 25 to 30 year architectural shingle, with granules mostly intact, no curling or cracking, and no active leaks. How does the cost compare to replacement?
A rejuvenation treatment usually runs a fraction of a full replacement, often around 15 to 25 percent, which is why it is attractive. The catch is that the money buys time, not a new roof. If you plan to sell within five years, a treatment can be reasonable. If you plan to stay and the roof is past its midpoint, that same money is better put toward replacement, and financing can spread the cost.
