When Should a Commercial Building Remove Snow From a Flat Roof?

A flat commercial roof should be cleared when accumulated snow approaches roughly half of the roof design snow load, when drifting has piled snow against parapets or rooftop units, or any time the drains are buried and a thaw is on the forecast. Depth by itself is a poor trigger, because wet settled snow can weigh three to four times what the same depth of dry powder weighs. How much weight is actually up there?

Fresh powder is light, settled snow is heavier, and compacted snow with an ice layer is heaviest. A foot of dry snow can weigh less than three inches of saturated snow. A building that looked fine in December can sit near its limit in January after a thaw and refreeze. What are the warning signs of overload?

Interior signs usually come first. Doors or windows that suddenly bind, new cracks in drywall or masonry, bowed ceiling tiles, sprinkler heads dropping below the ceiling grid, and creaking or popping from the deck. Standing water where it never used to stand is another. If you see these, clear the area below and get a structural engineer involved before anyone climbs up.

Why do buried drains matter more than depth?

A flat roof is built to drain, not to store. When internal drains and scuppers freeze or clog, meltwater ponds on the membrane, and water weighs far more than snow at the same depth. A blocked drain during a warm spell can load a roof faster than the storm that dropped the snow. Clearing a wide path around every drain and scupper is usually the highest value hour spent on the roof.

How is snow removed without damaging the membrane?

Plastic shovels and roof rakes only, never metal blades, picks, torches or rock salt. Leave two to three inches of snow as a cushion so nobody gouges the membrane. Work in even strips instead of stripping one end and leaving the other loaded, which creates an unbalanced condition worse than the original. Watch the drop zone below. What should be done before the snow flies?

Fall is when this gets cheap. Clear the drains, confirm the scuppers are open, seal flashings and seams, check parapet caps, and note where drifts formed last year so you know where to look first.
