How Long Does a Roof Last in Idaho?

In Idaho, a standard architectural asphalt shingle roof lasts 20 to 25 years, builder grade three tab shingles often fail at 15 to 18 years, Class 4 impact resistant shingles run 25 to 30 years, and a properly installed metal roof lasts 40 to 60 years. Those numbers assume decent attic ventilation; poor ventilation can take five or more years off any of them.
What Idaho weather does to a roof
The Treasure Valley combination of hot, dry summers, freeze and thaw winters, and spring wind events ages shingles in a specific way. UV exposure dries out the asphalt and sheds granules, wind works on edges and ridge caps, and the freeze thaw cycle pries at flashing and any seal that has started to fail. Roofs on the windward, sun facing slopes usually go first.
Signs your roof is near the end
Bald or shiny patches where granules are gone, curling or cupping shingle edges, cracked or missing shingles after routine wind, dark streaks, and repeated small leaks are the classic end of life signs. Age alone does not settle it
