Why Does My Roofer Say the Decking Needs Replacing?
When a roofer says the decking needs replacing, it means the wood sheathing under your shingles has gone soft, delaminated, or lost its ability to hold a nail, so new shingles cannot be fastened to it safely. Dodd Roofing and Exteriors replaces only the sheets that fail, and we show Fargo and Moorhead homeowners the damaged wood before anything gets covered back up.
What is roof decking?
Decking is the layer of plywood or OSB nailed across the rafters or trusses. Underlayment, ice barrier, and shingles all sit on top of it. Everything above depends on that wood staying dry, solid, and thick enough for a nail to bite. Some older homes in north Fargo and Moorhead still have plank decking with gaps too wide for the sheathing standards used today.
Why does decking rot in the Fargo Moorhead area?
Warm indoor air leaking into a cold attic is the usual cause. That moisture condenses on the underside of the deck, freezes, then soaks the wood during a thaw. Ice dams at the eave push meltwater back under the shingles. Slow leaks around chimneys, vents, and valleys finish the job. Our post on attic frost explains how the moisture gets up there, and ice dam prevention covers the eave side of the problem.
How much decking usually gets replaced?
On most tear offs, none or only a few sheets. Damage tends to cluster at the eaves, inside valleys, and around penetrations. When a roof has leaked for years or the attic has poor ventilation, that number climbs. A good contractor prices decking by the sheet as a separate line item rather than folding a guess into the bid, so you only pay for the wood that actually comes off.
Does insurance pay for new decking?
Sometimes. If a covered storm caused the damage, it is usually part of the claim. Rot from age or condensation is considered maintenance and typically is not. Some policies carry ordinance or law coverage that pays for decking upgrades required by current code even when the original wood met code the year it was built. Ask your adjuster before the tear off, because the deck is only visible for a few hours.
How do I keep decking from failing again?
Air seal the attic floor, balance the intake and exhaust ventilation, and keep ice barrier where the code requires it. Then have the roof looked at once a year.
