How Does Roof Pitch Affect Roof Replacement Cost in the Treasure Valley?
Roof pitch affects replacement cost in two ways: a steeper roof has more surface area for the same footprint, and anything above a 6/12 pitch slows the crew down and requires extra safety equipment. A steep roof in Boise or Meridian can cost 20 to 40 percent more than a low slope roof on a house with the same footprint. What is roof pitch?
Pitch is the rise in inches for every 12 inches of horizontal run. A 4/12 roof rises 4 inches per foot and is easy to walk. A 6/12 is the most common pitch on Treasure Valley homes built since the 1990s. Anything 8/12 or steeper is considered steep slope, and it is common on newer homes in Eagle and Star with tall gables and two story entries. You can estimate yours from the ground: if the roof looks about as tall as it is deep from the eave to the peak, it is probably close to 12/12.
Why does a steeper roof cost more?
Three reasons. First, more material. A 12/12 roof has about 41 percent more surface than a flat plane over the same footprint, and a 6/12 has about 12 percent more. Second, labor. Crews on steep roofs need roof jacks, planks, and harness anchors, and they move slower, so labor hours can roughly double on a 10/12 compared to a 5/12. Third, waste. Complex steep roofs with hips, valleys and dormers produce more cut waste, and starter strip and ridge cap totals go up with every extra edge.
Does a low pitch roof cost less?
Usually per square, yes, but low slope roofs under 4/12 have their own rules. Asphalt shingles are only rated down to a 2/12 pitch, and between 2/12 and 4/12 code requires either a double layer of underlayment or full ice and water shield. Below 2/12 you need a membrane roof instead of shingles, which changes the material entirely. Many Boise Bench and Garden City homes from the 1950s and 60s have low slope sections over additions and porches that need this treatment even when the main roof is a standard shingle job.
How do I get an accurate estimate?
Ask the contractor how they measured. Dodd uses aerial measurement reports plus an on site check of pitch, layers, and decking. The estimate should list the pitch, the number of squares, and any steep charge as a separate line so you can compare bids fairly.
