West Fargo is the fastest-growing city in North Dakota. The vast majority of the housing stock here was built in the last 20 years, with major subdivisions like Eagle Run, The Reserve, Osgood, Brooks Harbor, and the developments along Sheyenne Street built within the last 10. After a storm, that age category of roofs has a unique advantage: many of these homes are still under manufacturer shingle warranty or builder workmanship warranty.
Here is the West Fargo-specific breakdown of what to check, how warranty status changes the claim process, and what the newer subdivisions need to know about storm season.
West Fargo home age categories and what they mean for claims
Brand new (under 5 years old): Original builder warranty likely still active for workmanship. Shingle warranty almost certainly still active. Many builders require warranty work to be done by approved contractors. Filing an insurance claim and a warranty claim simultaneously needs careful coordination so the carrier does not deny the claim assuming warranty will cover it.
5 to 15 years old (most of West Fargo): Builder workmanship warranty likely expired but shingle manufacturer warranty still active. Wind warranty coverage typically applies for 5 to 10 years and may overlap with insurance claim coverage.
15+ years old (older subdivisions north of I-94): Past most warranty periods. Standard insurance claim process applies. These roofs are often qualifying candidates for full ACV or replacement-cost claims after a major storm event.
How to navigate a warranty claim alongside an insurance claim
If the home is newer and there is both warranty coverage and insurance coverage, do these in this order:
First, file the insurance claim. The 12-month ND window applies regardless of warranty status, and waiting on warranty can blow the insurance deadline.
Second, contact the original builder, original roofer, or shingle manufacturer about the warranty. Most builder workmanship warranties are 1 year. Most shingle warranties are 30 to 50 years but with limited wind coverage in the first 5 to 10 years only.
Third, hire a contractor experienced in coordinating warranty work with insurance work. The two often need to happen together to get the homeowner fully covered without double-billing or coverage gaps.
HOA-controlled neighborhoods in West Fargo
Most West Fargo subdivisions are HOA-controlled. After a storm, HOA approval is required before any roof work begins, usually including:
Shingle color matching to the approved palette.
Shingle type and grade matching the original specification.
Approved contractor list (some HOAs only allow specific contractors).
Permit pulling and inspection requirements.
Building HOA approval time into the project timeline matters. Filing the insurance claim is step one. Getting HOA approval is step two. Both need to happen before the contractor starts work.
