Boise weather is hard on roofs in ways that surprise people
Most Boise homeowners think of our climate as mild, and compared to North Dakota it is. But we get freeze-thaw cycles from October through April that quietly wear down asphalt shingles. We get strong UV exposure at our elevation that ages roofs faster than at sea level. And we get the occasional summer hailstorm that can total a roof in 15 minutes. Add in the heavy wet snows that hit the Boise foothills in February and you have a climate that pushes most asphalt roofs to the end of their warranty inside 20 to 25 years.

What materials we install most in Boise
Three options cover almost every Boise roof we replace:
Architectural asphalt shingles. The most common choice. 30 to 50 year manufacturer warranties depending on the line.

Class 3 impact-resistant asphalt shingles. A small upgrade over standard architectural. Most Idaho insurance carriers offer a 10 to 35 percent discount on your homeowners premium for installing them, so the upgrade usually pays back within a few years.

Standing seam metal. Lasts 50 plus years. Strong choice for foothills homes where fire resistance and snow shedding matter.

If your home is in a foothills neighborhood with Class A fire rating requirements, we can install Class A rated asphalt or metal. Just ask during the estimate.

What the job actually looks like
A typical Boise roof replacement takes one to two days from the moment we arrive to the moment we leave. Here is the day-by-day:
Tear-off. We remove the old roof down to the bare decking. Crews work fast and we use roof magnets at the end of each day to pick up nails in the driveway and yard.
Decking inspection. With the old roof off, we walk the entire deck and replace any rotten or delaminated sheets. Idaho code requires this. We do not just nail new shingles over bad decking.
Underlayment and flashing. We install ice and water shield in the valleys, drip edge at all eaves and rakes, and new step flashing at every chimney and wall intersection.
Shingles. Installed per manufacturer spec so the warranty is valid. Ridge cap and ventilation go on last.
Cleanup. We do a final magnet sweep of the entire yard and driveway, haul off all old materials, and leave the job site as clean as we found it.

Insurance vs out-of-pocket
If a hailstorm or wind event damaged your roof, you may have a covered insurance claim. We work with every major Idaho insurance carrier, document the damage with photos and inspection reports, and bill the carrier directly. The price you pay is your deductible.
If you are replacing because your roof has reached end of life, you pay out of pocket. We offer financing through GreenSky and Synchrony with rates and terms that depend on your credit. Most Boise homeowners pick a 5 to 10 year fixed-term loan.
