Replacing one means tearing off old membrane and any wet insulation, checking and repairing the deck, installing new cover board and insulation to the right R-value, and heat-welding or adhering a new single-ply or modified system with proper flashing at every parapet, drain, and rooftop unit. Done right, the building stops leaking for decades. Done by someone guessing, it leaks again by the next wet season. We scope every commercial roof in person before we quote it.
