Meridian housing stock and what it means for roofing

Meridian's housing stock is unusual. The city more than doubled in population between 2000 and 2020. That means most of the homes you see were built in that 20-year window, often as part of large subdivisions. Most of them have the same builder-grade three-tab or basic architectural shingles that came standard at construction. Those shingles were rated for 20 to 25 years. Most of them are now 18 to 25 years old.

Practically, this means there are entire Meridian neighborhoods where every house on the block needs a roof in the next five years. We are replacing roofs in Paramount, Bridgetower, Lochsa Falls, The Spurwing, Movado, Bainbridge, and the rest of the city's major subdivisions every week.

What is different about Meridian replacement work

Most Meridian roofs are simpler than older Boise homes. Pitches are moderate (typically 4/12 to 7/12), architecture is consistent within a subdivision, and access is usually easy. This is good news for you because it keeps the labor portion of the job manageable.

The most common factor that pushes a Meridian replacement up in price is multiple layers. A surprising number of Meridian homes had the original roof covered over once by a previous owner instead of replaced properly. We find a double or triple layer underneath and the tear-off takes longer. We will flag this during the estimate so there are no surprises.

Decking quality varies a lot in Meridian. Some builders used premium OSB or plywood. Others used the cheapest sheathing they could find. If we find soft, delaminated, or rotted decking after tear-off, we replace it before the new roof goes on. Code requires it. We bill it per sheet so you only pay for what gets replaced.

We will also install standing seam metal if that is what you want. It runs higher up front but lasts 50 plus years and gives the modern look a lot of newer Meridian homes pair well with.
