Can You Coat a Commercial Roof Instead of Replacing It in Fargo?
Yes, many commercial roofs in Fargo can be coated instead of replaced, but only if the existing membrane is dry, well attached, and not past its useful life. A roof coating typically costs a third to half of a full replacement and adds 10 to 15 years when applied over a sound roof. When does a roof coating make sense?
A coating is a good fit when the membrane is generally intact, seams are holding, the insulation underneath is dry, and problems are limited to aging, minor cracking, or ponding related wear. TPO, EPDM, modified bitumen and metal roofs can all take a compatible coating. A moisture scan or core sample tells us whether the insulation is dry. If more than about 25 percent of the roof has wet insulation, a coating is the wrong call and the wet sections need to come out first.
When should you replace instead?
Replace when the membrane is brittle, seams are opening across the roof, there are multiple active leaks, or the insulation is saturated. Coating over trapped moisture leads to blisters and peeling within a season or two, and the freeze thaw cycles in Fargo make that worse.
