Do You Need a Roof Inspection Before Selling a House in Fargo?

What does a pre-listing roof inspection find?

We walk the roof and check the attic. You get a written report with photos and a plain repair or replace recommendation.

The claim is yours, the roof gets replaced under your policy, and the buyer receives a new roof with a transferable workmanship warranty. Repair, replace, or offer a credit?

Minor findings such as a few lifted shingles or a worn boot are best repaired before photos are taken. A roof with less than ten years left is often worth replacing, since sellers in this market typically recover 60 to 70 percent of the cost at closing and avoid a stalled sale. A credit sounds simpler, but buyers tend to ask for two to three times what the work would cost because they are pricing in uncertainty.
