Why Is My Roof Leaking Around the Chimney in the Treasure Valley?
A roof leak around the chimney is almost always a flashing problem, not a shingle problem. The metal and sealant where the chimney meets the roof take more abuse than any other spot on the house, and after ten to fifteen years of Treasure Valley sun, wind, and freeze and thaw, the seal fails and water follows the brick down into the ceiling. What is chimney flashing and why does it fail?
Flashing is the layered metal that bridges the gap between the chimney and the roof deck. Step flashing tucks under each shingle course along the sides, counter flashing is set into the mortar joints above it, and a cricket or saddle on the uphill side pushes water around the chimney instead of letting it pool. Flashing fails when sealant dries out and cracks in summer heat, when mortar joints crumble and the counter flashing pulls loose, when rust eats through older galvanized metal, or when an earlier repair relied on caulk alone instead of proper metal.
How can I tell the leak is from the chimney and not the roof?
Look at where the stain shows up. Water marks on the ceiling directly around the chimney, damp drywall on the chimney chase, or streaks on the brick in the attic point to flashing. Rusty nail heads or wet insulation spread across the attic point to a broader roof issue. Timing matters too. Is it the flashing or the chimney itself?
Sometimes the roof is fine and the chimney is the problem. A cracked crown at the top, a missing cap, or brick that has lost its water repellency will soak up rain and release it inside. Can you repair chimney flashing without a new roof?
Yes, in most cases. A proper repair removes the surrounding shingles, installs new step flashing and counter flashing cut into the mortar, adds a cricket if the chimney is wide, and reshingles the area. On roofs that are 20 years or older with brittle shingles, a repair may not hold and replacement is the smarter spend. Cost depends on chimney size, roof pitch, and whether the decking around it has rotted, but a flashing repair is a small fraction of a full roof replacement. Will insurance cover a chimney leak?
