Why Is My Roof Leaking Around a Vent Pipe in the Treasure Valley?
The most common reason a roof leaks around a vent pipe in the Treasure Valley is a cracked rubber pipe boot. The neoprene collar that seals the pipe dries out under Idaho sun, splits after eight to twelve years, and lets water run straight down the pipe into the attic. What is a pipe boot and why does it fail?
Every plumbing vent that pokes through your roof has a flashing called a pipe boot. It is a metal or plastic base with a rubber collar that hugs the pipe. The shingles lap over the base, and the collar keeps water out where the pipe comes through. High desert summers are hard on that rubber. UV exposure and roof surface temperatures well above 140 degrees bake the collar until it cracks, and the split almost always opens on the sunny south or west side.
How do I know the leak is the vent pipe and not something else?
Look in the attic during or right after a rain. A pipe boot leak shows up as a wet ring or dark stain on the decking around the pipe, and often as water tracking down the outside of the pipe itself. Can a pipe boot be repaired without replacing the roof?
Yes. A failed boot is replaced by lifting the surrounding shingles, removing the old flashing, setting a new boot, and re-lapping the shingles with sealant under each tab. On a roof in decent shape this takes under an hour per pipe, which makes it one of the most affordable roof repairs we do. You can choose a standard neoprene boot, a silicone boot that lasts roughly twice as long in our sun, or a retrofit collar that slips over the existing boot.
When does a vent pipe leak mean the roof is worn out?
If the shingles around the pipe are brittle, shedding granules, or cracking when lifted, patching the boot can create new leaks at every nail. A roof past twenty years with several failing boots, curled tabs, and bare spots is usually a roof replacement candidate rather than a repair job.
