What Are Soffit and Fascia, and Why Do They Rot in Fargo?

Soffit is the panel under your roof overhang and fascia is the board running along the roof edge behind your gutters. They rot in Fargo because ice dams, overflowing gutters, and attic moisture keep water against wood that was never meant to stay wet. What Does Soffit Actually Do?

More than close off the overhang. Vented soffit is the intake side of your attic ventilation. Cold outside air enters at the soffit, travels up under the roof deck, and exits at the ridge, which keeps the sheathing cold and dry through a North Dakota winter. Block those vents with blown insulation or paint them shut and the intake stops, the attic warms, and you end up with frost on the underside of the roof deck.

What Does Fascia Do?

Fascia caps the ends of the rafters and gives the gutter something to fasten to. Every hanger, spike, and screw holding your gutters passes through it. It also keeps wind and animals out of the rafter bays. When fascia softens, gutters start to sag and pull away long before the gutter itself has worn out.

Why Do They Fail in the FM Metro?

Three causes show up on almost every house here. Ice dams back water up under the shingles and over the roof edge, where it runs down behind the gutter and into the fascia. Clogged gutters do the same thing during fall rain. Attic moisture from blocked intake condenses and drips at the coldest point, which is the overhang. Add several freeze and thaw cycles a week from December through March and wet wood breaks down quickly.

How Do You Know Yours Needs Work?

Look for gutters that tilt or pull away, dark streaks or peeling paint on the fascia board, soffit panels that sag or show water stains, wasp and squirrel entry at the corners, and frost or drips in the attic near the eaves. From the ground you can often see a wavy line where the board has gone soft. If a screwdriver sinks into the wood, that is rot, not paint failure.

Can You Replace Soffit and Fascia Without a New Roof?

Yes. This is normal repair work, and it goes faster and cheaper when the gutters are already off, which is why we like to pair it with gutter replacement or a reroof. Wrapped fascia with vented aluminum soffit is the standard fix in this climate because it ends the repainting and stands up to ice.
