What Should You Expect During a Roof Replacement in the Treasure Valley?

Most Treasure Valley roof replacements are finished in one to two days, from the first truck in the driveway to the last magnet sweep across the lawn. Dodd Roofing and Exteriors replaces roofs in Boise, Meridian, Nampa, Eagle, and Caldwell, and the order of work rarely changes: setup and protection, tear off, decking repair, underlayment and flashing, new shingles, cleanup, then a walkthrough with you.

What happens before the crew arrives?

You get a firm start date and a material delivery date. Shingles usually land a day early, stacked on the driveway or loaded onto the roof. The permit is pulled before anyone starts, which we explain in our guide to roof permits in Idaho. The night before, move cars out of the driveway, take fragile items off walls that back up to the attic, and expect an early start so the crew beats the afternoon heat.

What does the first day look like?

Tear off comes first. Old shingles and underlayment come off in sections and go straight into a dump trailer. Once the deck is bare, the crew checks every sheet for soft spots and rot and replaces what fails. Then comes synthetic underlayment, ice barrier in the valleys and along the eaves, new flashing and drip edge, and shingles working up from the bottom edge. On a typical single story home in Meridian or Nampa, all of that happens between morning and late afternoon.

How loud is it, and should you leave the house?

It is loud. Tear off sounds like hammering directly over your head, because it is. Most homeowners stay and work through it, but if you have a newborn, a night shift sleeper, or a dog that panics, plan to be gone from about 7 a.m. to 5 p.m. Attic dust will shake loose during tear off, so cover anything stored up there.

How is your landscaping protected?

Before tear off begins, the crew tarps flower beds, shrubs, and the AC unit, and sets plywood against siding where debris will fall. Gutters take the most abuse during a tear off, which is one reason many homeowners replace gutters at the same time. At the end of each day the yard gets a magnet sweep for nails, and again at final cleanup.

What happens at the final walkthrough?

A project manager walks the property with you, checks the ridge and valleys, confirms vents and pipe boots are sealed, and points out where new decking went in. You get your final invoice, your warranty paperwork, and photos of the finished work. If you used financing, the balance is settled through the lender rather than at the door.
