What Do ACV and RCV Mean on a Roof Insurance Claim in North Dakota?

ACV and RCV are the two ways insurance companies pay roof claims. ACV, or actual cash value, pays what your aged roof was worth after depreciation. RCV, or replacement cost value, pays the full cost to replace the roof, with the depreciated portion released after the work is complete. Most North Dakota homeowner policies are RCV, which is good news after a hail storm, but the difference decides how much money you actually see. Dodd Roofing and Exteriors walks Fargo homeowners through these claims every hail season, and the process is easier once you know the terms.

What is actual cash value?

Actual cash value is replacement cost minus depreciation for age and wear. If a roof is halfway through its expected life, the insurer may deduct close to half of its value. On an ACV only policy, that deduction is money you never get back, so an older roof can leave a large gap between the claim check and the real cost of replacement.

What is recoverable depreciation and how do you get it back?

On an RCV policy, the insurer holds back depreciation and pays it once you prove the work is complete. The first check covers actual cash value minus your deductible. After your contractor finishes and you submit the final invoice and completion photos, the carrier releases the held back depreciation. Homeowners who never finish the work, or never submit the paperwork, forfeit that second payment, and it is often the larger one.

Which type of policy do most Fargo homeowners have?

Most standard homeowner policies in North Dakota and Minnesota pay replacement cost on the dwelling, but insurers have been adding roof specific ACV endorsements and cosmetic damage exclusions, especially on older roofs in hail prone areas like Fargo, West Fargo, Moorhead, and Horace. Check your declarations page for wording like roof surfacing payment schedule. If you are unsure what you have, ask your agent before storm season, not after.

Why does this matter after a hail storm?

Hail claims move fast, and the depreciation math determines your out of pocket cost. Impact resistant shingles, thorough documentation, and a contractor who understands the process all protect your payout. Our storm damage team photographs hail hits the way adjusters expect, and our step by step claim guide covers the full filing process.
