Meridian Wind Storm Damage: What Newer Subdivisions Need to Know About Builder Warranties

Meridian homeowners have something most Treasure Valley homeowners do not have: a high concentration of homes built in the last 10 to 15 years that may still be under builder warranty or shingle manufacturer warranty. After a wind storm like this one, that warranty status changes everything about how to handle the damage.

Here is the Meridian-specific breakdown of what to check, how to handle a warranty claim alongside an insurance claim, and what HOAs in the area require for roof repairs.

Three categories of Meridian homes after a storm

Newer subdivisions (Paramount, The Oaks, Brighton communities, anything built in the last 10 years): Many of these homes still have their original manufacturer-warranted shingles. James Hardie, GAF, Owens Corning, and CertainTeed all offer 30 to 50 year limited warranties that may cover wind damage at certain ratings. The first call after a Meridian wind storm should be the builder or the original roofer, not the insurance carrier.

Mid-age homes (10 to 25 years old, especially the established neighborhoods around the original downtown): These homes are likely past the shingle warranty period but still well within the 12-month wind damage insurance claim window. Standard process applies.

HOA-controlled neighborhoods: Most Meridian HOAs require roof color matching, shingle type matching, and approval of contractors before work begins. Filing the insurance claim is step one. Getting HOA approval is step two. Both need to happen before the contractor starts work.

Quick check today

Look for these from the ground:

Shingles in the yard, especially mid-roof or ridge cap shingles that came off in patches.

Lifted or rippled shingles visible on the roof from the street, especially on the south and west facing slopes.

Damage to gutters, vents, garage door trim, or window trim.

Granule build-up in the gutter downspouts.

Detached fence sections or fence boards in the yard. If wind moved fence boards, it almost certainly moved shingles.

The two-claim process for newer Meridian homes

If the home is under 10 years old and still under manufacturer or builder warranty, do these in this order:

First, file the insurance claim. The 12-month Idaho window applies regardless of warranty status.

Second, contact the original builder or installer about the warranty. Most builder warranties for roofs are 1-year workmanship plus 30-year shingle limited. The 30-year shingle warranty may cover certain damage types but rarely covers wind damage at residential wind speeds. Still worth checking.

Third, hire a contractor experienced in coordinating warranty work with insurance work. The two often need to happen together to get the homeowner fully covered.
